DDA to offer 5,000 flats on first-come, first-serve basis, more may be added

NEW DELHI: The Delhi Development Authority on Wednesday approved the launch of Phase IV of a housing scheme for the sale of nearly 5,000 flats in the high-income group (HIG), middle-income group (MIG) and low-income group (LIG) categories online on first-come, first-serve basis from June 30 onwards.

The decision was taken at a meeting of DDA members and chaired by lieutenant governor VK Saxena. Officials said that for the first time, the DDA had launched such a scheme in which HIG and MIG flats will also be offered on first-come, first-serve basis online.

For the first time, the DDA is offering MIG flats in Dwarka and Narela and HIG flats in Jasola, apart from LIG and EWS flats in Rohini, Narela, Siraspur and Loknayakpuram after the LG pursued the matter of disposal of unsold DDA housing inventory.

“The scheme will facilitate people to book a flat of their choice in a preferred locality and floor by paying a token booking amount. Besides, there is no condition of not owning any plot or house in Delhi for booking these flats thereby facilitating ownership of multiple houses by members of an extended family,” an official said.

Initially, nearly 5,000 flats will be offered for sale. More flats will be added according to demand.

“DDA has kept the cost of most of the EWS/ LIG flats at the same rate as prevailing at the time of the Special Housing Scheme, 2021, while the rest of the flats have been kept at the price offered at 2022-23,” an official said.

DDA has also decided to provide two options to residents of Signature View Apartments, Mukherjee Nagar, to speed up redevelopment. One option is to buy back flats for which DDA will pay back the cost of capital paid by allottees along with interest plus the stamp duty paid at the time of registration. “The other option is reconstruction of the flats via which DDA will provide newly built flats at the same place with the same specifications,” the official said.

DDA also agreed to pay rent during the construction period.

DDA has constructed 3,024 EWS flats at Kalkaji Extension under an in-situ slum rehabilitation project. Out of the 3,024 flats, 1,862 flats have been allotted to eligible families of the Bhoomiheen Camp. For allotment of the remaining 1,162 flats, about 1,500 families of Navjeevan Camp, Govindpuri, Kalkaji will be identified for eligibility.

The authority has constructed 1,675 EWS flats at Jailorwala Bagh and while 1,093 eligible families were allotted flats by a draw of lots. The remaining flats will be given to families at nearby JJ clusters – Golden Park, Rampura and Opposite Mata Jai Kaur Public School, Ashok Vihar.

DDA has fixed the Plinth Area rates (PAR) for construction cost of flats. It has also decided on a 10% (of rates of 2022-23) increase in rates for calculating conversion charges.
